I try to provide regular updates on the current real estate market to my clients.  I also provide a Long and Foster Market Minute Report on Reston as a PDF file below. Just click on the ICON below for the latest monthly Reports.

The Covid lock-down has eased but still has some impact. Properties are still selling at or above last years prices.  Inventory is still down and homes are selling quickly even in what have been slower months.  We expect more homes to come on the market in the Fall and in part due to retirements as more and more "baby boomers" retire.  Homes are not selling as quickly and days on market are increasing even with low inventory.  Interest rates have risen and are predicted to increase more this Fall.  Current 30 year mortage rates are about 5.5% with 15 year rates at 4.5% or higher.  The Fed has raised the rates twice this summer and is planning to make at least one more increase in 2022.  As inventories increase, Buyers have more options and leverage, when negotiating on price but right now they are still low.  Homes have been selling at or above asking prices.  

I completed Realtor® training to become an Eco-Broker and have a GREEN designation.  In 2015, I completed a Master's degree with the Virginia Tech Natural Resources Department offered by the Center for Leadership in Global Sustainability (CLiGS). I was invited into the program to evaluate environmental initiatives in the real estate industry.  I have posted one of the studies I conducted for CLiGS on this website, if you are interested in making environmental upgrades to your home.
